What to Do If You Can't Move Into Your Trio Property Right Away

At Trio Property Management Inc., we ensure that all our rental properties are move-in ready. If approved, you will be offered the property with an immediate move-in date. If you choose not to accept it we will move on to the next application.  You may wish to take the property now. However, if you’re unable to move in immediately after renting a Trio home, there are important responsibilities you need to be aware of to maintain the property as outlined in your Rental Agreement.

Key Responsibilities While You're Away

1. Transfer Utilities to Your Name
Ensure that all utilities are set up in your name as required by your Rental Agreement. This is crucial to avoid any interruptions in service, which could affect everything from landscaping to the home’s temperature regulation.

2. Maintain the Proper Home Temperature
To prevent issues like mold growth or frozen pipes, it's vital to keep the home’s temperature within the range specified in your Rental Agreement. In colder months, some homes may require faucets to be left dripping to minimize the risk of pipes freezing and bursting.

3. Take Care of the Landscaping
Landscaping maintenance is another important responsibility. During the summer, the landscaping often requires regular watering, and in the spring and fall, rapid growth due to seasonal rains can make upkeep even more demanding. Failing to maintain the landscaping could result in additional costs or penalties as outlined in your Rental Agreement.

Practical Solutions

1. Arrange for a Local Contact to Monitor the Property
Consider asking a family member or friend to check on the property regularly while you’re away. They can report any issues, allowing you to address them promptly.

2. Hire a Professional Landscaper
If maintaining the landscaping yourself isn’t feasible, hiring a professional service can ensure the lawn is mowed, edged, and weeded as needed. This can be particularly helpful during peak growth seasons.

3. Manage Landscape Watering
If your property includes a sprinkler system, ensure it is functioning and watering correctly and programmed to water the landscaping adequately. Remember, unless otherwise stated in your Rental Agreement, you are responsible for maintaining the landscaping, including proper watering.
