To avoid issues, in general Trio Property Management Inc. does not “rent rooms”. We rent to an individual or group for a tenancy. We understand that there may be some life changes and challenges and that there may be a desire to add or drop a roommate. In following the complicated laws, instead of saying no to changes in tenancy, we have chosen to allow a maximum of 2 movements of an individual/roommate/tenant. This means 1 in and/or 1 out, or 2 in, or 2 out of the tenancy.
This will be subject to changes in laws and regulations at the discretion of Trio Property Management Inc.
Dropping a roommate: The tenants that wish to remain in the unit must complete the following to be considered for dropping a tenant/roommate:
Each remaining tenant completes an application(s) and pays the associated screening fee to determine the remaining tenants qualification status per the current screening criteria.
Have a property management walk-through of the unit. Care of the premises will be a factor in determining approval of changes in tenancy.
Pay the administrative costs of $50.00 per each “drop” associated with the request. There is a lot of work that goes into the request.
Paperwork must be completed prior to changes being authorized.
Adding a roommate: To add a new tenant to the tenancy:
The potential roommate(s) must complete applications, pay the associated screening costs, and pass the associated current screening criteria.
A property management walk-through of the unit is to be completed prior to the addition.
Pay the administrative costs of $50.00 per each “add” associated with the request.
Paperwork must be completed prior to changes being authorized.
Security Deposits, stay with the rental unit. Pending qualifications, security deposits may need to be increased.
