Deferred maintenance frequently leads to increased damages and multiplies the costs of repairs. Trio Property Management Inc. (Trio) in Eugene, Oregon's slogan "we take care of your property so it will take care of you" means we actively manage your home by staying on top of maintenance issues to help prevent costly deferred maintenance and reduce liability. Maintaining your property not only helps maximize your rental income, but it also increases the overall value. One of the many ways Trio actively manages your home is with annual dryer vent cleaning.
A recent conversation with an insurance agent confirmed it is ultimately the owners’ responsibility to maintain the safety of their rental homes. An industry expert recommended having dryer vent cleanings performed at least once a year or more often if there are any bends or any type of incline in the line.
According to the National Fire Protection Association (NFPA), “The leading cause of home clothes dryer fires is failure to clean them.” The NFPA estimated that between 2010 - 2014, fire departments responded to 15,970 homes catching fire from clothes dryers or washing machines each year causing approximately 13 deaths and 440 injuries totaling over $238 million in property damage.

Regular dryer vent cleanings to remove lint build up not only reduce the risk of a house fire, but also reduce the chance of carbon monoxide poisoning as well as mold and mildew growth. If the line is clogged it is more likely for carbon monoxide to build up in the house instead of escaping through the dryer vent. Mold and mildew growth is greatly reduced in lines that are given proper care. For properties in the Northwest, anything that can reduce mold and mildew growth has great value.
Below is an example of a dryer line cleaned out this past year from a property recently new to Trio's portfolio.
Dryer vent cleanings are currently included as part of the Preventative Maintenance Survey. The Survey gives owners a detailed report of their home with a minimum of 121 points checked and photo proof of property condition.
